LIHTC
Low-Income Housing Tax Credit. The federal credit (4% or 9%) that finances most new affordable housing in the U.S.
QCT
Qualified Census Tract — a HUD-designated area where LIHTC projects qualify for a 30% basis boost.
DDA
Difficult Development Area — a HUD-designated geography that also qualifies for a 30% basis boost.
MSA
Metropolitan Statistical Area — a Census geography used in affordable housing underwriting, income limits, and market analysis.
Opportunity Zone
A federal designation that offers capital-gains tax incentives for long-term investment in eligible communities.
FNMA MTEB
Fannie Mae M.TEB — a tax-exempt bond execution often paired with 4% LIHTC.
